The dramatic entry canopy viewed from the southwest. The canopy is similar to that on the older building––an intentional reference meant to visually tie the new and existing buildings together.

The thoughtful integration of new apartments and communal spaces broadened the range of residents’ social interactions and help foster healthy living. 

This life-lease housing project incorporates forty-eight wheelchair-accessible luxury suites, a new entry, lobby and common room. The common room links the new building to the existing building and its shared social services. Mechanical and electrical systems were adapted and integrated throughout. New building details reference the earlier structure. Parking and landscape revisions provide unobtrusive, easy accessibility for residents.

The second phase of this 55+ apartment complex, set on a narrow site, links services and common spaces seamlessly with the adjoining building.

 

A view from the southeast shows the entry to the new building, right, and older building, left. Repetition of materials and design features ensured that the addition fit comfortably with the original building.

 

Lounges on each floor above the lobby benefit from south-facing windows. The west wall reduces heat absorption but incorporates openings to expand views from inside the lounges on each floor. The windows in the lounges are reminiscent of a residential style more common in the mid-twentieth century.

The road, sidewalks and landscaping were regraded and expanded to allow seamless access to the buildings.

 

The building addition was positioned at an angle to temper the static, linear character of the site. Parking is located along the south property line to permit more generous landscaping against the building.
